Master plan

This is a key site at the entrance to Alton and the proposed development has been designed to deliver a high-quality scheme that is sensitive to its local surroundings, with development fronting Selborne Road. The site layout has been arranged with careful regard to the topography and taking account of key views of the site from the surrounding area. The levels have been designed so that dwellings will gradually step up the slope and overlook green planting and retained trees and hedgerows.

The draft masterplan shows 249 new dwellings, in accordance with the allocation in the Alton Neighbourhood Plan – providing a mix of 1, 2, 3 and 4 bedroom homes.

The proposed dwellings are mainly two storey in height and arranged as a mixture of detached, semi-detached and small terraces. Three apartment blocks are also proposed at key locations and will be designed to act as focal buildings, providing added interest and variety to the street scene whilst increasing the range of housing types provided on site. 

The layout and orientation of the new dwellings has also been designed to respect existing properties and avoid harmful levels of overlooking or overshadowing.

The new homes have been designed to respond to Alton’s local vernacular, with red brick being the prominent material used throughout. Painted brick will be implemented on focal buildings to animate key elevations. Tile hanging will also be used to add interest to dwellings throughout the scheme.

The street scenes demonstrate that site has been carefully designed to respond to its character, with a mix of 2 and 2½ storey homes to provide interest and respect the scale of surrounding development, whilst seeking to minimise any visual impacts.

The site will deliver 20% of the homes as affordable housing (50 dwellings), in accordance with the outline planning permission.  These will be provided as a mix of affordable rented and shared ownership units and are well distributed on-site in manageable clusters to help create mixed communities with a tenure blind approach to design to ensure the affordable housing is indistinguishable from market housing.
